About Cash-for-Keys Letter & Agreement Generator

Fill in the names, address, payment and move-out date and this generator writes a plain-English offer letter for a landlord, a reply letter for a tenant, or a short agreement to end a tenancy early. The wording adapts to California, San Francisco, Los Angeles and Ontario, including the Pre-Buyout Disclosure form and 45-day cancellation period in San Francisco, the RSO Disclosure Notice and 30-day cancellation sentence in Los Angeles, and the N11 form in Ontario. You can copy the text, download it, or print it to PDF. The letter is a starting point, not a substitute for a lawyer. Everything runs in your browser and nothing you type is sent or saved.

How to use it

  1. Choose whether you are a landlord or a tenant, the document, and the place.
  2. Enter the names, address, payment, move-out date and the terms you want.
  3. Read the preview, fill in any [brackets], then copy, download or print it.

Frequently asked questions

What is the difference between the letter and the agreement?

A letter makes or answers an offer and is not binding by itself. The agreement is the short written contract both sides sign once the terms are settled.

Is the agreement legally binding?

It is written as an agreement to be signed by both parties, but whether it is enforceable and what else is required depends on where you are. Some places require disclosures, cancellation periods or filings. Read the notes on the calculator page and consider legal advice before signing.

What does the San Francisco wording add?

San Francisco requires the landlord to give the tenant a Pre-Buyout Negotiations Disclosure form before buyout discussions and gives the tenant 45 days to cancel a signed buyout agreement. The generated text refers to both, and the calculator page links the official forms.

What does the Los Angeles wording add?

For rent-stabilized units Los Angeles requires the landlord to give the tenant a signed RSO Disclosure Notice before any buyout offer, to write the agreement in the tenant's primary language, and to include a 30-day cancellation sentence in 12-point bold above the signature line. The generated agreement includes that sentence with a reminder about the type size, and the calculator page links the notice and the filing system.

Why does the Ontario wording mention the N11?

In Ontario a tenancy ended by agreement is recorded on the Landlord and Tenant Board form N11, which a tenant is not required to sign. The text refers to it so both sides understand the next step.

Is anything saved or uploaded?

No. The text is built in your browser and disappears when you close the tab.
